Information regarding move-out and security deposit return.
All Keys/Parking Passes/Garage Door Openers must be returned to The Athens Real Estate Company

No later than 11 am on your lease expiration date.
Envelopes will be provided at the office for key return. Please complete the label on the front of the envelopes so we may distinguish who has returned their keys. A $50.00/per person fee will be deducted from your security deposit if not returned on time.
Possible Security Deposit Deductions:
- A parking pass not returned will result in a $100- $150 deduction.
- Lock charges (not key returned, wrong key returned, or lock is broken will result in a $75-$150 deduction
- Any safety device (smoke detector, CO detector, fire extinguisher) found tampered with or missing will result in an automatic $75.00 deduction per device.
- The final water bill (if applicable) will be a deduction.
- Unpaid utilities will be deducted.
- Carpet cleaning charge may apply.
- Any missing light bulbs are a $5 deduction per bulb.
- Removal of trash/furniture left in the yard will be a deduction of $20.00 per bag and/or $75.00 per piece of furniture.
- Any trash left in the yard (including discarded cigarettes) will be a $50.00 deduction.
- Rental Permits missing or damaged will result in a $100.00 deduction (this only applies to the City of Athens rentals).
- Additional deductions will be itemized if damages due to tenant negligence are present or if additional cleaning is needed.
PLEASE BE ADVISED:
SECURITY DEPOSITS WILL NOT BE RETURNED UNTIL ALL RENT IS PAID IN FULL, INCLUDING ANY PRORATED AMOUNTS DUE FOR THE FINAL MONTH.
